The following are some questions and information about house plans.
Before I answer the FREQUENTLY ASKED QUESTIONS below, I would like to ask you to review the “get to know you” questions over to the right.

Question:
How would you describe your design approach?
Answer:
My approach is determined by the location of the work, elevation of the property, building codes, neighborhood governing entities, styles of the home, client wishes, and other non-stipulated parameters. It is also determined by any approval boards that have jurisdiction and requirements that have to be met. Also, these approval boards often have some fee’s attached as well.
Question:
Do you include a site plan? We will be needing that.
Answer:
Normally I don’t do the site plan. This is usually the Civil Engineers / Surveyors area of expertise.
IF I did do a Site Plan, This would be strictly a plan view that will abide by setbacks dictated by the neighborhood and governing body(ies) of the area. This process has a requirement that you provide the surveyors FULL CAD Formatted Drawing to me so all I have to do is place the plan view on the plat.
And Yes you will be needing a Surveyor’s / Engineer’s STAMPED Plat for your construction permit.
Question:
We will need full plan (8 copies) drawings/cad for complete new construction build to include, all electrical, mechanical, and plumbing drawings. Will this be an issue?
Answer:
Yes I can supply Plan Copies. The plan copies can be handled one of two ways.
First, I can have someone here print the copies and I mail those to you. The printing and mailing will be paid for by you as an extra charge.
Second option is that I send pdf’s to you and you can have them printed at your location by a printing firm that does large format prints. These PDF’s I send you have no charges attached. You will only have to pay the printer at your location. Prices per sq.ft. will apply.
The reason I ask where you are located is to determine what will be required in a set of plans.
Here in southeast Georgia, we are not required to include an enormous amount of these type plans (Electrical, Mechanical, HVAC, Framing or Plumbing) unless it is required by certain subdivision plan submittal requirements.
These type drawings would be farmed out to whoever you want to build the house and/or a local professional for these type drawings. So of course these would be extra, probably in the range of $3,000.00.
Question:
What is the cost of a Complete Architectural Stamp certification for Chatham County?
Answer:
If your house is in the City Of Savannah, then you will need an Architect’s Stamp.
This will cost you extra, probably a minimum of 0.50 cent/sq.ft.
For a 5000 sq.ft. heated/cooled house this will be about: 5000 sq. ft. x $0.5 sq. ft. = $2,500.00.)
Question:
What would be an acceptable fee?
Answer:
I usually quote between $1.00 per sq.ft. To $2.50 per sq. ft. which requires a 50% NON-REFUNDABLE, Up Front fee.
Most firms are charging $2.50/sq. ft. I don’t know what their up-front money requirements are.
Question:
Our desire is to get plans completed by end __(month)__ early __(month)__ time frame?
Answer:
The timeline is something I am flexible with, but be advised, it is something that needs to have a lot of your attention up front to the layout of the house. The more review/revision/questions/thought that is done up front the quicker the process will go.
